Property Manager – Sunmarke School LLC – Dubai

Major Accountabilities:

THE HOUSE Manager will be caring for the Group’s home portfolio, tenants, and landlords; ensuring tenant retention; analysing revenue price and maximization minimization and services management; and enhancing the entire portfolio property worth.

1. Property Local rental Administration:

a. Become ultimately in charge of the Group’s property local rental management

b. Analyse the marketplace to establish the perfect rental prices continuously, analyse expenses, depreciation, yield, mortgage expenditures, etc. on each real estate either possessed by the team or rented from or out there to 3rd celebrations

c. Maximise the local rental yield on the group’s house portfolio by handling tenants, getting new tenants, marketing the properties through different stations, interfacing and negotiating with tenants and landlords

2. Property Upkeep:

3. Administration of Home Proprietors’ Association:

a. Organising Board Meetings & Common Meetings of the house Owner’s Association (HOA) for obtaining service charge approvals, registration associated approvals and vendor choice approvals

b. Liaising with RERA and Dubai Lands Dept. to join up HOA and service charge approvals

4. Buying of Land or Real estate:

a. Manage the Group’s property buys

b. Once the Team’s directors have determined a plot or real estate investment opportunity, conduct market study to ascertain price points

c. Execute and perform the buy by negotiating with agents then, drafting the legal buy agreements, coordinating with attorneys, and registering the house at the Lands dept., and following around obtain the name deeds, and using handover of the house

5. Promoting of Land or House:

a. Manage the Group’s property product sales

b. Once the Group’s directors focus on particular property sales, carry out market survey to see price points

c. After that execute and perform the selling by negotiating with agents and using various stations to market the purchase of the property such as for example:

Work Specification:

Ideal applicant should:

· Bachelor’s diploma running a business, Finance or Regulation

· Have 4 years relevant UAE knowledge

· Have general at the least 7-8 years function experience
