Facilities Manager – Abu Dhabi National General Contracting LLC – Abu Dhabi

The FM manager includes a various roles and responsibilities because the following :

· Manage and control the complete service and operational activities/deliveries of an assigned building or geographical operational area under direct responsibility including Mechanical, Electrical, Plumbing, Civil and fire Engineering, cleaning, specialist and security services in the very best manner.

· Create and Develop yearly Preventive Maintenance schedules as necessary to upkeep the equipment/facilities of assigned operational areas in optimum operational condition at all of the times with minimized downtime.

· Behave as the direct customer-facing representative of the assigned building or geographical operational area when controling the client for day-to-day operational requirement.

· Design and develop operational procedures considering health and safety, environment and quality concerns.

· Fully in charge of ensuring proper surveying, preparing of snag reports, overtaking and managing DLP and warranties of most new facilities falling within the assigned building or geographical operational area.

· Fully in charge of implementing audits of contract performance of assigned building; add value to the contract through conducting maintenance reviews, trend analysis and identifying prevention solutions including energy management. Adding to continuous drive and improvement for affordability.

· Fully in charge of ensuring the option of staff at all of the times for schedule works and emergency requirements meeting the necessary service delivery levels.

· Ensure option of all required minimum stock degrees of parts and materials at all of the times delivering the services with minimized downtime.

· Ensure annual staff leave schedule set up for coming periods.

· Fully in charge of ensuring timely delivery of ageing reports, collections to the board.

· Fully in charge of presenting the monthly and yearly P&L to the board.

· Organize the Monthly/quarterly meetings and AGMs.

· Prepares analytical reports on collections and expenditures to be within the AGM presentation in coordination with Finance Department.

· Fully in charge of the coordination and overview of fit out works in his/her assigned buildings.

· Implements measures as approved by management and the board to boost assortment of service charges in coordination with the collection team

Qualification:

· Engineering degree or equivalent (Mechanical, Electrical or Civil put through the expertise dependence on the assigned buildings)

Experience:

· Over 5 years management experience preferably within the Construction, Building Facilities or Services Management industries, out of which at the very least 24 months experience managing the delivery of complex quality value top quality contracts
